We are expanding our operational capability in Victoria and are now seeking an experienced Property & Community Manager to lead the management of our premium 175-key residential asset in Parkville. This is a key role within the portfolio, suited to an individual who thrives in a high-standard, service-oriented environment, and who can balance leasing performance, resident experience and building operations with confident autonomy.
You will be supported by:
* Part-time Leasing Executive for inspections, leasing enquiries, applications & renewals
* Onsite Maintenance Technician for work orders, repairs, presentation & PPM delivery
* Centralised Accounts Support — No end-of-month processing required
* Wider company and head office support

Key Responsibilities
Leasing & Occupancy Performance
Drive leasing outcomes and occupancy performance in partnership with the Leasing Executive
Oversee application processing, renewals, leasing strategy and rate positioning
Maintain accurate CRM records, pipeline forecasting and performance reporting
Resident Experience & Community
Act as primary contact for all resident matters, supporting move-ins, onboarding and ongoing satisfaction
Maintain a strong community culture through daily interaction and service-driven engagement
Manage complaints, conflict resolution and feedback, ensuring professional and timely outcomes
Operations, Maintenance & Compliance
Conduct entry, routine and exit inspections with exceptional detail and reporting quality
Coordinate work orders, contractor access, and maintenance scheduling
Uphold building presentation and safety standards across all resident-facing areas
Ensure compliance with Victorian tenancy legislation and internal service guidelines
Manage arrears, payment follow-up and rental compliance
Maintain accurate tenancy records, documentation and audit-ready files
Contribute to monthly operational reporting
About You
You will excel in this role if you demonstrate:
Proven experience in residential property management (BTR, PBSA or conventional PM highly beneficial)
Strong working knowledge of Victorian RTA legislation, arrears management, and VCAT process
A natural communicator confident, clear, solutions-focused and resident-centred
High standards of presentation, organisational discipline and time management
Ownership mindset proactive, accountable, and able to work independently while supported by a broader team
