We are excited to announce an opportunity to join Miiro Hotels as Maintenance Manager for our two brand-new properties in Vienna. This pivotal role ensures that our hotels operate smoothly and safely, delivering an exceptional guest experience while supporting our commitment to sustainability and living our Miiro values.
Your Role
As Maintenance Manager, you will lead all aspects of engineering and maintenance operations across both properties. You will be responsible for team leadership, operational excellence, regulatory compliance, and aligning with company goals — particularly our sustainability mission and Green Key certification.
Key Responsibilities
Operational Excellence
 * Manage departmental budgets with a focus on energy efficiency, CAPEX, and cost control.
 * Oversee renovations, negotiate contracts, and deliver projects on time and within budget.
 * Monitor utility usage and identify opportunities for conservation and efficiency.
Responsible Business
 * Ensure full compliance with health & safety standards, acting as the building’s Health & Safety representative.
 * Maintain accurate documentation and perform regular audits.
 * Support the Green Key and Mission Net Zero initiatives through sustainable practices.
 * Manage external suppliers and contractors to maintain high standards of service.
People & Culture
 * Lead the day-to-day maintenance operations across both properties.
 * Plan and assign work, ensuring optimal staffing and resource allocation.
 * Foster effective communication with department heads and anticipate maintenance needs.
 * Train, coach, and develop your team to meet and exceed performance standards.
 * Promote a positive, safe, and inclusive work environment that reflects the Miiro values.
Guest Experience
 * Ensure maintenance operations contribute to exceptional guest satisfaction.
 * Implement and manage a preventive maintenance program for key systems (HVAC, lighting, water treatment, safety systems).
 * Respond promptly to guest-related maintenance concerns and ensure timely resolution.
Key Deliverables
 * Advanced vocational training and 2+ years' experience in general building maintenance or construction (or equivalent).
 * Strong experience in budgeting, energy management, and project execution.
 * Professional certifications and licences as required by Austrian law are an asset.
 * Prior hotel experience strongly preferred.
 * A passion for sustainability and innovative facility management.
 * Fluent in German and English.
For this position we offer a competitive salary of €4,000.- gross per month with a possibility of overpayment depending on your professional experiences.
