Job Description
Within the Project Management & Building Consultancy department (Consulting, development and project management solutions for our investor, owner and corporate clients) and more specifically in the Technical Due Diligence field, you will be responsible for carrying out consulting instructions for investors and users. This opportunity requires 3‑5 years of solid and relevant experience in the field of technical due diligence, RCA and dilapidation works.
The candidate will mainly work with internal and external investors and occupier clients ranging from international corporate occupiers to national/international investment funds.
Key responsibilities include:
* Providing dilapidations advice and negotiations to landlords and tenants, and conducting technical due diligence/surveys for investors and occupiers.
* Specifying and running refurbishment works.
* Defect diagnosis, planned preventative maintenance scheduling, and Reinstatement Cost Assessment surveys.
* Undertaking property inspections, taking notes, photographs, measurements and checking against floor plans.
* Building cost assessments for reinstatement, including site clearance, safety measures, professional fees and other prescribed costs in accordance with the RICS guide.
* Researching and analysing cost data from online databases, publications and client‑provided information.
* Traveling to properties in Vienna and throughout Austria.
* Conducting technical audits prior to property acquisitions/sales and carrying out monitoring instructions for financing real estate operations.
Qualifications
* Engineer in construction, mechanical or electrical.
* Bachelor’s or Master’s degree in Engineering with 3‑5 years of experience.
* Knowledge of building techniques, technical equipment and fire safety regulations.
* Excellent communication skills and a professional demeanor.
* Strong understanding of costs related to defects, improvements and construction.
* Ability to draft documents and analyse data independently.
* Strong client relationship building and teamwork skills in an international context.
* Pro‑active, prioritising and initiative‑driven.
* Fluent English (written and spoken).
* Valid B driving licence.
* Excellent command of Microsoft Office (Word, Excel, PowerPoint).
